Common questions

There's a raccoon in my attic right now. Who do I call first — wildlife removal or a roofer?
Wildlife removal first, always. They confirm what animal you have, whether there are babies (very common March through September in the GTA), and get everyone out humanely — usually with a one-way door. Then we repair and proof the entry. Sealing the hole while animals are inside creates a far worse problem than the hole. If you send us photos of the damage now, we can have the repair quoted and scheduled to follow the eviction immediately.
How do raccoons actually get through a roof?
They rarely go through the middle of a roof — they exploit the edges. The roof-soffit intersection, where the soffit meets the shingles above a lower roof, is the classic: a raccoon pushes up the soffit panel from below. Roof vents and plastic vent covers tear open easily. Squirrels chew where wood is already soft, so rotted fascia is an invitation. Will animals just break in again after the repair?
They'll try — evicted raccoons often return to test their old entry, and scent marks attract others. That's the honest reason critter proofing roof work is part of the repair, not an upsell. Does home insurance cover raccoon or squirrel damage in Ontario?
Mixed news. Many Ontario policies cover sudden damage caused by wild animals to the building itself — the torn roof, the soffit — but commonly exclude rodents, which can rule out squirrel and mouse damage depending on wording. Removal costs and contaminated insulation are often excluded either way. Check your policy's exclusions before assuming, photograph everything with dates, and keep the wildlife company's report; it documents cause, which is what claims turn on.
How urgent is animal damage if the animal is already gone?
Treat the hole as urgent even if the tenant left. An open entry point is a water leak waiting for the next rain, an invitation scent-marked for the next animal, and in winter a heat leak feeding ice dams above it. Squirrel hole roof damage has a particular urgency in spring and fall, the peak nesting seasons, when an open hole can be re-occupied within days. A same-week repair usually keeps this a small job.
