Roof Replacement in Toronto & the GTA

Most homeowners don't wake up wanting a new roof. They get there after a third repair in two years, a stain that keeps coming back, or a home inspector's note during a sale. The honest question isn't "do I need a roof replacement" — it's "is this roof still worth patching?" Shingles that are curling, losing granules in the eavestroughs, or blowing off in ordinary wind are telling you the answer.

A proper reroof is mostly about what happens under the shingles. Old material comes off down to the deck, rotten sheathing gets cut out and replaced, and ice and water shield goes on at the eaves and valleys — the spots where GTA freeze-thaw cycles and ice dams do their damage. Ventilation gets corrected at the same time, because a roof that can't breathe cooks its own shingles from below.

Common questions

How do I know if I need a roof replacement or just a repair?
Age and pattern. One damaged area on a roof under 15 years old is a repair. Widespread curling, bald shingles, granules filling the eavestroughs, or repairs that keep migrating to new spots mean the whole surface is done. A repair on a spent roof buys months, not years — we'll tell you which side of that line you're on.
Can you put new shingles over the old ones instead of tearing off?
It's sometimes done, and we'd talk you out of it. An overlay hides the deck, so rot gets sealed in instead of fixed, the new shingles run hotter and age faster, and you pay for a double tear-off next time. In a climate with real snow load and freeze-thaw, tearing off is the only version of the job worth paying for.
Do I need a permit to replace my roof in Ontario?
Usually not. Like-for-like reshingling is normally exempt from a building permit. You do need one for structural work — replacing the deck as part of a redesign, adding dormers, or switching to a much heavier system like real slate or some tile. If your job crosses that line, the quote will say so.
What time of year is best for reroofing in the GTA?
Late spring through fall is ideal, since shingle sealant strips need warmth to bond before winter. That said, roofs get replaced year-round in Toronto; winter installs just need the right products and a crew that handles cold-weather sealing properly. If your roof is actively leaking in January, waiting for May costs more than a winter install does.
How long does a roof replacement take?
Most detached houses are one to two days once material is on site — tear-off and reshingle in the same visit, so you're never left open overnight without protection. Big or complicated roofs, or ones needing significant deck replacement, can run three or four days. Weather can shift the start date; the roof is always sealed before the crew leaves.
