A few missing or lifted shingles on a roof under about 15 years old is almost always a repair. Widespread curling, granule loss filling the eavestroughs, repeated leaks in different spots, or a roof past its expected life usually make replacement the cheaper choice over five years. We'll tell you which we'd do on our own house — and repairs are real work to us, not a foot in the door for a replacement pitch.

Most asphalt shingles here give 15 to 25 years depending on the product, attic ventilation and sun exposure — the freeze-thaw swings in Southern Ontario are harder on roofs than the label numbers assume. Poor attic ventilation can take years off that. Metal roofs commonly run 40 years or more.

Yes, with limits. Leak repairs, flashing work, ice dam removal and snow clearing happen all winter. Full shingle replacement is possible on milder days but adhesive strips seal slowly in the cold, so where a job can safely wait for spring we'll say so rather than rush it.

Short term: steaming the dam off before water backs up under the shingles. Long term: air sealing and topping up attic insulation, fixing attic ventilation, and in stubborn spots heat cables. Ice dams are an attic problem showing up at the eaves — clearing them every February without fixing the cause just buys the same problem next year.

Like-for-like reshingling generally doesn't need one in most GTA municipalities. Structural changes — altering framing, raising the roofline, adding large skylight openings, or replacing sheathing beyond a set portion in some municipalities — can, under the Ontario Building Code. Permit questions are settled at the quoting stage, and we point you to your municipality's building department rather than guessing.

Often, if the damage is from a specific insured event like wind or hail rather than wear. Photograph everything before temporary repairs, keep damaged material, and report the claim promptly. We provide the written damage assessment and itemized quote adjusters ask for — but your insurer, not your roofer, decides coverage, and you should be wary of anyone who promises otherwise.

Most GTA homes use 5-inch aluminum eavestrough, which handles a typical roof fine. Large or steep roof areas, metal roofs that shed water fast, and long runs with few downspouts often justify 6-inch — the price difference is modest and undersized troughs overflow exactly when it matters. Downspout count matters as much as trough size.

The common choices here are modified bitumen (torch-on, the GTA standard for small flat roofs), EPDM rubber, and TPO on larger or commercial roofs. Which is right depends on the roof's size, drainage, rooftop traffic and what's on it now — we quote the specific roof, not a favourite product.

Contain it first: catch drips, move belongings, and if the ceiling is bulging with water, a small drain hole in the bulge releases it before the drywall comes down. Then flag the request as urgent — active leaks jump the queue. Don't go on the roof yourself, especially when it's wet.

For most repairs, yes — phone photos from the ground, a window or a neighbouring vantage point show us the slope, material and damage. Full replacements get measured properly, and anything structural gets eyes on it before a final number. Where a quote is photo-based, we say so, and confirm on site.

Constantly. One missing shingle, a short run of eavestrough re-hung, a vent boot reseal — small roof jobs are a real part of what this platform is for, not a nuisance. Small leaks become big ones; fixing them early is the cheapest roofing there is.
