The rear addition on a Victorian semi, the detached garage off the laneway, the whole roof of a mid-rise on Eglinton — none of it sheds water on its own. A flat roof survives on its membrane, its slope to drain, and its details around every vent and wall. When one of those is wrong, water sits there and waits.

Low slope roofing is a different trade from shingling. The membrane choice — EPDM rubber, TPO, two-ply modified bitumen — matters less than how it's terminated: flashings at parapet walls, curbs around skylights, drains that actually sit at the low point. Our freeze-thaw winters pry open any lap that was sealed in a hurry, and ponding water finds every shortcut by the following spring.
