Most people book a roof inspection for one of four reasons: a stain showed up on a ceiling, a windstorm just went through, an insurer asked for proof of the roof's condition, or they are buying or selling a house and the shingles look tired from the driveway. All four come down to the same need β€” someone qualified actually getting eyes on the roof and telling you what is true, not what sells a job.

A proper roof assessment covers more than shingles. Common questions

How often should a roof be inspected in Ontario?
Every couple of years for a roof under fifteen years old, annually after that, plus a check after any major windstorm or hailstorm. Ontario freeze-thaw cycles work on small defects year over year, so the value of inspecting is catching a lifted flashing or cracked boot seal while it is a minor repair instead of a ceiling stain and wet insulation.
My insurance company is asking about my roof's age and condition. What do they need?
Insurers increasingly want evidence before renewing or writing a policy on an older roof β€” typically the roof's approximate age, its type, and a recent condition report showing it is watertight and maintained. An inspection report with dated photos usually satisfies the request. If the report finds problems, fixing them and documenting the repair is generally enough to keep coverage on side.
Can you inspect a roof in winter?
Yes, with limits worth being honest about. Flashings, eavestroughs, attic frost and ice-dam activity actually show best in winter, and a drone can photograph exposed areas safely. But snow cover hides the shingle surface, so if the job is verifying overall surface condition β€” say for a sale or an insurer β€” bare-roof conditions give a more complete report. Sometimes we do a winter check and a follow-up in spring.
Will the inspection just turn into a sales pitch for a new roof?
No, and this is the point of paying for an assessment rather than taking free opinions from someone selling replacements. Most roofs we look at need either nothing or a modest repair, and the report says exactly that. When a roof genuinely is near the end, the photos make the case without any pressure from us β€” you can take the report to any contractor you like.
Should I get a roof inspection before buying a house?
Yes, especially in the GTA where a roof replacement is a five-figure surprise. A general home inspection often views the roof from the ground or a ladder at the eaves; a dedicated roof survey gets on it or over it and checks flashings, valleys and the attic side. The report becomes negotiating material β€” either reassurance, or a documented deficiency to price into your offer.
