Somewhere between "leave it" and "tear it off" there's a third option most flat roof owners never hear about: roof restoration with a coating. A sound membrane that's aging — surface crazing, tired seams, granule loss, minor ponding stains — can often be cleaned, repaired and sealed under a fluid-applied layer that buys five to ten more years for a fraction of replacement money and none of the tear-off mess.

The material has to match the roof and the problem. Silicone roof coating handles ponding water, which is why it goes on roofs that never fully drain; acrylics want dry conditions and slope. An aluminum coating on an old torch-on cap reflects sun and slows the bitumen's aging. Liquid membrane systems with embedded fabric can rebuild whole flashings. What none of them do is fix a wet roof — coating over saturated insulation seals the problem in and wastes every dollar.

Common questions

Is a roof coating worth it, or is it just delaying replacement?
It's delaying replacement — that's precisely the point, and on the right roof it's excellent value. A sound but aging membrane gains five to ten serviceable years for well under replacement cost, with no tear-off or disruption. It stops being worth it when the roof underneath is wet or the membrane is generally failing; then the money belongs in replacement.
Can you coat over ponding water areas?
With silicone, yes — it's the one common chemistry that tolerates standing water long-term, which is why it dominates flat roof restoration. Acrylic coatings break down under ponding and shouldn't be sold onto a roof that holds water. Better still is fixing the drainage where practical, then coating; a coating shouldn't be a licence to ignore a clogged drain.
How long does a silicone roof coating last in Ontario?
Applied at proper thickness over a prepared surface, expect 10 to 15 years before a recoat, and recoating later is straightforward — that's one of silicone's advantages. Thickness is everything: the same product applied thin might give three or four. Ask any bidder what thickness they're quoting and how they'll verify it.
When can coatings be applied — is winter possible?
No. Coatings need dry surfaces, temperatures comfortably above freezing, and enough cure time before rain or dew — realistically May through early October in the GTA, watching the forecast even then. A coating applied onto a damp roof or into a cold night peels, and the redo costs more than doing it once in season.
Will a coating stop my roof from leaking?
Only if the leaks are repaired first. A coating is a surfacing, not a leak fix — active leaks get traced and properly patched, then the coating goes over a repaired, dry roof to keep it that way. Anyone offering to simply spray over a leaking roof is selling you a short postponement, and the water in the insulation keeps working the whole time.
