EPDM Rubber Roofing in Toronto & the GTA

For a plain rectangular roof β€” a laneway garage, a porch roof, a simple rear addition β€” an EPDM rubber roof is hard to argue with. The membrane comes in sheets big enough that many small Toronto roofs are covered in a single piece, which means no field seams at all. No seams is a beautiful thing on a roof that spends four months a year under snow and ice.

EPDM's habits are worth knowing. The rubber itself shrugs off our freeze-thaw swings and stays flexible in deep cold, but the glued seams and details are where the workmanship shows β€” a rushed lap or a poorly dressed corner is where an EPDM membrane fails, almost never in the open field. Black rubber also runs hot in July, which matters on a roof over a bedroom more than a roof over a car.

We quote EPDM installation where it genuinely fits: simple shapes, modest foot traffic, budgets that want the most membrane for the money. On a roof with a dozen penetrations and walls on three sides, we'll usually steer you to two-ply mod bit instead and tell you why. Rubber roof repair on existing EPDM β€” re-glued seams, patches, new flashings β€” is quoted the same straightforward way.

What this covers

  • Tear-off of the old roofing or preparation of a clean, sound substrate
  • Deck repairs and replacement of any rotted sheathing before the rubber goes down
  • Insulation or protection board above the deck as the assembly needs
  • Fully adhered EPDM membrane, in one piece wherever the roof size allows
  • Factory-seam tape and primer on any joints, not caulking and hope
  • Uncured flashing details at corners, walls, stacks and skylight curbs
  • Metal edging and termination bars at perimeters and walls
  • Drain and eavestrough connections, plus cleanup and disposal

What affects the price

  • Roof size and shape β€” one uncut sheet is quick; a roof needing several seamed panels takes longer
  • Membrane thickness, commonly 45 or 60 mil; thicker costs more and takes more abuse
  • What's under the old roof: layers to strip, wet insulation, deck repairs
  • Number of penetrations and wall terminations, since EPDM details are hand-built
  • Whether insulation is being added above the deck, which changes edge and flashing heights
  • Access for tear-off disposal and material handling

Common questions

How long does an EPDM rubber roof last in Ontario?
A properly adhered EPDM roof commonly gives 20 to 25 years here, sometimes more on a simple roof that drains well. The membrane itself ages slowly; what fails early is workmanship β€” seams and flashings β€” or abuse, like dropped tools and dragged furniture. Keep the drains clear and stay off it in extreme cold, and it's one of the longest-serving budgets in flat roofing.
Is EPDM good for Canadian winters?
Yes β€” it's one of EPDM's genuine strengths. The rubber stays flexible at temperatures that make other membranes brittle, and it tolerates freeze-thaw movement well. The winter caution is installation, not performance: the adhesives need above-freezing temperatures to bond properly, so new EPDM work belongs in the spring-to-fall window.
Can an EPDM roof be repaired, or does it need replacing?
EPDM is one of the most repairable membranes there is. Opened seams get cleaned, primed and re-taped; punctures take a patch; tired flashings get rebuilt β€” all without touching the rest of the roof. Replacement only makes sense when the membrane is shrinking and pulling at its terminations, or the roof underneath is wet through.
EPDM or torch-on β€” which is better for my flat roof?
Shape decides it more than brand loyalty should. A simple open rectangle favours EPDM: fewer seams, quicker install, easier budget. A cut-up roof with many walls and penetrations favours two-ply modified bitumen, which handles complicated details and foot traffic better. Both, done well, are 20-year roofs in the GTA.
Does a black rubber roof make the room below hotter?
In summer, somewhat β€” black EPDM absorbs heat, and on a low roof over living space you can feel it in July if insulation is thin. The honest fixes are insulation above the deck at reroof time, or choosing a white membrane like TPO if reflectivity genuinely matters. Over a garage, it makes no practical difference.
