Attic Mould Remediation in Toronto & the GTA

Most attic mould gets discovered by someone else — a home inspector during a sale, or an insulation crew opening the hatch. Black mould fanned across the north slope of the sheathing looks alarming, and the timing is always terrible. Here's the useful news first: it's almost never a roof leak. It's condensation, and condensation has causes you can find and fix.

Remediation runs in a fixed order. Contain the area, remove the contaminated insulation, clean and treat the sheathing and framing, and replace any plywood delaminated past saving. But the treatment isn't really the job — the moisture source is. A bathroom fan exhausting into the attic, ceiling air leaks, soffits blocked solid: leave any of those in place and the mould regrows on your freshly cleaned wood within a couple of winters.

Common questions

Is attic mould dangerous to my family?
It deserves respect, not panic. The attic is somewhat separated from your living air, so a stained sheet of sheathing is not a household emergency — but it is proof of a moisture problem that's also degrading your roof deck, and disturbing it without containment does push spores downstairs. Be equally wary of anyone using the word 'toxic' to rush you into a same-day contract.
Why is the mould only on the north side of my attic?
Because that's the coldest sheathing. The north slope gets the least sun, so moist air condenses there first and stays wet longest — the growth pattern is basically a map of surface temperature. A leak, by contrast, stains in a trail below one point. Reading that difference correctly is what separates a remediation plan from an unnecessary roof repair.
Can I just spray bleach on it?
It'll lighten the stain and not much else. Bleach is mostly water, and on porous wood the water soaks in while the chlorine flashes off at the surface — the growth in the grain survives. More to the point, the attic is still making condensation, so even a perfect kill regrows. Treatment only holds when the moisture supply is shut off first.
Will the mould come back after remediation?
Not if the cause correction is done — that's why we won't quote a clean-only job as a fix. Attics regrow mould when the cleanup was sold without the boring parts: the rerouted fan duct, the sealed ceiling penetrations, the reopened soffits. Fix those, and the attic runs dry; a dry attic can't grow anything. The cold-weather follow-up is how we verify it.
Do I have to remove all the insulation?
Usually not. Insulation directly under the growth or with visible contamination and moisture damage comes out; clean, dry material elsewhere in the attic can typically stay and be topped up afterwards. Blanket removal is sometimes justified in a heavily affected attic mold case, but it should be a finding from the inspection, not the default line on the quote.
